Commercial buildings vary too much for one price: size, access, occupied space, and what you need the report to do. I quote each one with a fixed fee once I know the building, the scope, and who will rely on the report, whether that's a buyer, a lender or the owner.

- Structural calculations, repair design or drawings.
- Building code compliance review.
- Opening up finishes to see hidden framing, or a return visit.

How a house inspection works
- Book a time. Have the property address and your main concern ready.
- Sign and pay. I'll send you one online proposal. You sign it and pay the full fee in the same step. Your time is held once it's signed and paid.
- The visit. Make sure I can reach the areas you're worried about: crawlspace, basement, attic or garage.
- Your report. I send you the signed and sealed report.
Cancel at least 24 hours before the visit for a full refund.
Commercial: send the details below and I reply with a fixed-fee proposal to sign before the visit.
